First things first. Take the time to get pre-approved for a new home with your local bank, or one of the many great mortgage brokers out there. That way you aren't going out looking at homes and possibly falling in love with one that isn't in your current investment budget.

If you know you want to live in a specific neighbourhood of Calgary, do some research about it. Many communities have their very own websites now that can tell you about schools, activities, local businesses and more.

What coffee shop would you like to visit daily? What schools would your children attend? What would your neighbours be like? Is there a great dog park for your furry friend?

Distance can make a big difference. The farther your home is from common destinations like your workplace, the more money you'll spend on gas & time with that daily commute. Now, times are changing with COVID and many employers are allowing people to work from home so that may or may not be as important.

Before you set out to plot every Calgary listing in your price range, first decide how far you're willing to live from the places you always need to go.

Love being where all the action is? Try looking in areas like Mission, or the River District first and gradually  look outward from there. 

Interested in someplace just outside the core? Think about Inglewood, Marda Loop, Kensington, maybe even Killarney. 

Or narrow down your Calgary real estate search by the sector. For a neighbourhood in the Northeast, for example, look at Marlborough Park, or Sky View Ranch. 

Making a Calgary house a home is about living in a community where you can grow strong connections, and so taking your time to evaluate these points is important.
